Many who read this book will come from the ranks of the real estate industry. I am, however, a layman with limited real estate experience. That's why I wish I'd had this book five years ago when I purchased real estate in Florida. It would have saved me quite a bit of hassle. In fact, I would go so far as to call this book the real estate bible for buyers and agents. It's that good. And the best thing about it is that it's written in plain, easy to understand English, not the confusing, complicated gobbledygook that real estate pros often employ. Cummins explains clearly how to avoid the many pitfalls facing home buyers. Whether the reader is buying a first home, one to flip, or a long term investment, this book is a must have. And it doesn't matter where the reader begins. Each chapter, is and of itself, a complete answer to a question that will make the entire buying process as smooth as it can be. This redux of the author's earlier book of the same title adds precious gems that have popped up in the real estate market since the publishing of the first book. If Amazon offered a six star rating, that's exactly what I would give it.

Although the focus of this book is about how to negotiate when buying a home, the author states that the principles of negotiation apply to any major purchase. I was in the market for a newer car and ideally wanted to trade in my 8 year old car with 150,000 plus miles. You might think that the dealer had the advantage in this scenario, but I took Mr. Cummins advice and was totally prepared for my visit to the dealership. I went for a 2017 model with only 8,000 miles. It was a flawless certified used car. Right off the bat, I saved $5,000 over the cost of a new 2018 car and skipped that huge first year depreciation. I first looked at Kelly Blue Book values for the car that I chose. Kelly gives not only the average book value, but also a range for trade-in, private party, and retail values. Of course, I wanted the most for my trade and to pay the least for the new car. It rarely goes down that way in real life. Here is where research and patience pays off. I found that sales of the particular car that I wanted were down 14.3% compared to the previous year. When supply exceeds demand, it's a buyer's market.The sales manager wanted to dismiss my trade. I told him I didn't care either way about the trade as long as the numbers work. In reality, I would have had to take a second trip to L.A. to drive my old car back home and really wanted to avoid it. I told him that if I sold the car outright, I could get $6,000 for it. As he inspected my trade, I mentioned that I had just taken a 4,000 road trip and averaged 33 mpg, and that the car runs like a Swiss watch. That was true, but having the original clutch meant that sooner or later an expensive repair was in the near future. To my surprise, I was able to get $1,000 more for my trade than I expected, plus the dealer knocked off $2,000 of the 2017.All was well and good until I got into the finance office. The finance guy really worked me to add an extended warranty and to add a service plan. This is where they make their $. As pushy as he was, I was even more stubborn. I told him on his first sales pitch that I would decline all extras. He kept trying to "save me money", but I was more stubborn than he was persistent. I finally had to tell him it was a long drive home, and that I was tired and wanted to finalize the deal and go. I was not going to budge regardless of how hard he tried. In the end, I got a sweet deal all of the way around. I thank Mr. Cummins for sharing his strategies and methods that saved me several thousand dollars!

This book gives you real-life examples of proven negotiation strategies. It tells you how to avoid falling for high-pressure sales techniques used by typical agents. It also explains how to avoid “showing all your cards” to sellers and seller agents, so that your motives and financial capabilities don’t get used against you! Be aware that real estate markets are always hyper-local and do shift periodically in pricing/terms from the "seller's side" to the "buyer's side". Not all tactics will work 100% of the time in 100% of all markets but many options are explored to help the buying consumer.This book is such a welcome update that I bought copies for all of my Buyer Agents as part of their professional continuing education and development. Plus, it has commentary by top Exclusive Buyer Agents and Exclusive Buyer Brokers from around the country, explaining why they choose to represent only buyers.While there are countless books out there about home buying of varying quality, very few give you the hard truth about the disadvantages home buyers face in the market – and why most of the real estate industry prefers to keep it that way. I encourage you to read this book, and reap valuable insight that most of the industry doesn't want you to know!

Unfortunately I bought the book on Kindle because it was cheaper. This was a mistake. I should have bought paperback. Im 76% finished with the Kindle book and probably have written 20 pages of notes. I have arthritis and my hand is about to fall off. This is definitely a book to refer back to for each step of the home buying process. Much easier to reference in paperback form. Valuable information that will pay for the cost of the book again and again. Can’t wait for my husband to read it and for us to apply these tactics when buying our retirement home. Buy paperback!
